Vancouver has over 2,000 heritage-designated properties and thousands more eligible for heritage designation under the City’s Character Home Retention program. If your home is eligible, the question is: is pursuing heritage designation and its associated permit requirements worth it?
Heritage designation in Vancouver comes with real trade-offs. On the cost side: Heritage Alteration Permits (HAPs) add $2,000–$8,000 in fees and require specialist heritage architect involvement adding $8,000–$25,000 to documentation costs. Exterior changes must be approved by the City’s heritage team, limiting design freedom.
On the benefit side: designated character homes in Vancouver are eligible for density bonuses — the City may allow a secondary suite, laneway home, or in some cases a stratified infill unit that would not be permitted on a non-designated lot. Heritage grants of $5,000–$20,000 are available for exterior restoration work on designated properties under the Vancouver Heritage Foundation program.
For many homeowners, the density bonus is the most significant benefit.
