Attic Conversion Cost Vancouver: Living Space 2025
Converting an Attic to Living Space in Vancouver
Attic conversions are an increasingly popular way to add square footage without building an addition. In Vancouver, a finished attic can add 200–600 sq ft of usable space for $60,000–$200,000.
Types of Attic Conversions
Simple Attic Finish (existing height 7’+)
Adding insulation, drywall, flooring, and electrical to an already-accessible attic space.
- Cost: $40,000–$80,000
Dormer Addition
Adding dormers to increase headroom and create windows.
- Shed dormer (full width): $60,000–$120,000
- Gabled dormer (individual): $30,000–$70,000 each
Full Attic Conversion with Dormer(s)
Most comprehensive solution — transforms an unusable attic into a bedroom, office, or bathroom.
- Cost: $90,000–$200,000
Permit Requirements
Attic conversions in Vancouver require a building permit. A structural engineer must assess whether floor joists can support live loads (typically 40 lb/sq ft for bedroom use). Most attic joists need upgrading. New staircase must meet BC Building Code (minimum 36″ width, handrails, etc.).
Zoning Considerations
Converting attic to habitable space may count toward floor space ratio (FSR) calculations. Check with City of Vancouver or your municipality’s planning department before proceeding.
