Hardwood vs. Laminate vs. Luxury Vinyl Flooring: Vancouver Guide 2026

Flooring is one of the highest-impact renovation decisions in terms of both cost and aesthetics. The three dominant choices in Metro Vancouver renovations — hardwood, laminate, and luxury vinyl plank (LVP) — each have genuine strengths. Here’s the honest comparison.

Hardwood: Real wood flooring — solid or engineered. Solid hardwood is 3/4″ thick and can be sanded and refinished 3–5 times over its 50–100 year lifespan. Engineered hardwood has a real wood veneer over a plywood core — more dimensionally stable in humid conditions (relevant for BC’s climate). Cost: $10–$22/sq ft installed. Hardwood adds the most premium feel and resale value but requires care — avoid standing water, use felt pads, and refinish every 7–15 years.

Laminate: A photograph of wood (or stone) printed on a high-density fiberboard (HDF) core with a wear layer. Modern laminate at 12mm thick is highly durable and realistic-looking. The key limitation: laminate is NOT waterproof — swelling and delamination occur with moisture. In Metro Vancouver’s wet climate, laminate is unsuitable for bathrooms, mudrooms, basement suites, or any moisture-exposed area. Cost: $4–$9/sq ft installed.

Luxury Vinyl Plank (LVP): 100% waterproof — ideal for Vancouver’s climate. LVP is a rigid core vinyl product with photographic wood or stone pattern under a clear wear layer. Modern LVP at 5–8mm with a 20-mil wear layer is extremely durable (rated for 25+ years residential use) and visually convincing. Suitable for basements, bathrooms, and main living areas. The most popular flooring choice in Metro Vancouver renovations in 2026 for its combination of durability, price, and appearance. Cost: $5–$12/sq ft installed.

Vancouver recommendation: For main floor living areas in high-value homes: engineered hardwood. For basements, bathrooms, and rental suites: LVP. For budget-conscious upper floors with no moisture risk: high-quality 12mm laminate. Avoid laminate in any moisture-exposed area.
