Heritage Home Tax Incentives and Grants in BC 2026
Financial Incentives for Heritage Home Owners in BC
Owning a heritage home in BC comes with significant responsibilities — but also financial benefits. Understanding available incentives helps heritage homeowners fund restoration and maintenance while maintaining BC’s built heritage.
Heritage Revitalization Agreements (HRAs)
The most powerful tool: a Heritage Revitalization Agreement between a property owner and municipality can provide density bonuses, variances, and reduced permit fees in exchange for heritage preservation commitments. In Vancouver, HRAs have enabled secondary suites and laneway houses on otherwise ineligible heritage properties.
Tax Incentives
- Heritage Property Tax Exemption: Some BC municipalities offer property tax exemptions for designated heritage properties — up to 10-year exemptions possible. Apply through your municipality.
- Federal Historic Designation: Properties on the Canada Historic Sites and Monuments register may qualify for federal heritage preservation grants.
BC Heritage Trust (Grants)
The BC Heritage Trust offers cost-sharing grants for heritage restoration projects on designated properties. Maximum grant: typically 50% of eligible costs up to $25,000. Application process: annual intake, competitive. Projects must be on a recognized heritage register.
City of Vancouver Heritage Grants
Vancouver’s Heritage Conservation Program offers rehabilitation grants to owners of listed heritage properties: up to $10,000 for exterior restoration work. Apply through the City’s Heritage Program office.
