How to Plan a Kitchen Renovation in Vancouver

A kitchen renovation is the most complex renovation most homeowners undertake. Getting the planning right prevents the most common and expensive mistakes: layout errors, delayed materials, and scope disagreements with contractors.

Step 1: Define Your Goals and Budget

Before meeting with any contractors or visiting showrooms, define:

  • What specifically bothers you about the current kitchen (layout, storage, style, condition)?
  • What must change vs what would be nice to change?
  • Your realistic budget (not what you hope it will cost, but what you can actually spend)
  • Your timeline (are you flexible, or do you have a target date like a family event?)

Step 2: Research Inspiration

Collect 15–20 photos of kitchens you love from Houzz, Pinterest, or Instagram. Look for common themes — are they bright/white or dark/moody? Open shelving or closed cabinets? Do you prefer farmhouse sinks or undermount? This gives your contractor and designer a clear aesthetic direction.

Step 3: Layout Decisions

Changing the layout (moving sink, moving island, opening to dining room) adds significant cost compared to keeping the same footprint. Moving the sink requires moving drain lines (plumbing permit, $3,000–$6,000). Moving gas requires a gas permit and licensed plumber. Evaluate carefully whether layout changes are worth the cost.

Step 4: Select Your Contractor

Get 3 detailed quotes. Compare scope, not just price. A low quote with incomplete scope will exceed a higher comprehensive quote once change orders are added. Ask for 3 references from similar kitchen projects completed in the last 2 years. Visit a completed project if possible.

Step 5: Sequence Your Material Orders

Order cabinets FIRST (longest lead time). Then tile and fixtures. Counter templates happen after cabinets are installed. Appliances can be ordered last but should be selected early so rough-in dimensions are correct.
