Kitchen Renovation Timeline Vancouver: Week-by-Week What to Expect
Knowing what happens each week of your kitchen renovation reduces anxiety and helps you plan around construction disruption. Here’s a typical timeline for a mid-range kitchen renovation in Metro Vancouver.
Weeks 1–6: Pre-Construction Phase
Week 1–2: Contract signed, permit application submitted, cabinet order placed (8–12 week lead time begins), tile and fixtures selected and ordered (4–8 week lead time begins). Permit and materials run in parallel — this is critical to avoid a 3-month wait vs. a 6–8 week wait.
Week 3–6: Permit processing at City of Vancouver. VGC project manager confirms all material orders, schedules subtrades (plumber, electrician, tile setter), and coordinates dumpster placement and site protection for demo day.
Week 7: Demo Week
Permit received (or arrives during this week for most straightforward projects). Existing kitchen demolished: cabinets removed, counters removed, tile floor removed, old appliances removed, drywall opened as needed for rough-in access. Demo typically takes 1–2 days. Dumpster hauled.
Week 8: Rough-In
New plumbing supply and drain rough-in (if relocating sink or island plumbing), electrical rough-in (new circuits for refrigerator, dishwasher, range, microwave, under-cabinet lighting), any structural changes (beam installation if wall removed). City rough-in inspections scheduled and completed.
Week 9: Drywall and Prep
New drywall patched and finished where opened, texture matched, primer coat. Floor substrate prepared (cement board, self-leveling compound if needed). Ceiling patched. End of week: kitchen is ready for installation to begin.
Week 10–11: Cabinet and Countertop Installation
Day 1–2: Cabinet delivery and installation (typically 2 days for a full kitchen). Day 3: Plumbing rough-in trim begins (faucet holes templated). Day 4–5: Countertop templater measures for slab fabrication — stone countertops take 5–10 business days to fabricate after templating. Backsplash tile installation begins during countertop fabrication wait.
Week 12: Countertop Installation and Finishes
Countertops delivered and installed. Sink plumbing trim-out completed. Under-cabinet lighting wired and installed. Electrical trim-out (outlets, switches, lighting fixtures). Backsplash tile completed and grouted. Hardware installed on cabinets.
Week 13: Final Connections and Punch List
Appliances installed and connected (dishwasher, range, refrigerator, hood). Painting touched up. Punch list walk-through with homeowner. Final city inspection. Permit closed. VGC 2-year warranty certificate issued.
