Knob and Tube Wiring Vancouver: Replacement Costs 2025

Knob and Tube Wiring in Vancouver Homes

Knob and tube (K&T) wiring is found in many Vancouver and Burnaby homes built before 1950. While not immediately dangerous, it presents insurance, renovation, and safety challenges that most homeowners eventually need to address.

What Is Knob and Tube Wiring?

K&T uses ceramic knobs to hold wire along joists and ceramic tubes where wire passes through framing. It predates modern grounding — K&T circuits have no ground wire. It also uses rubber insulation that becomes brittle with age.

Why Vancouver Insurers Dislike Knob and Tube

  • No ground wire = shock risk and appliance damage
  • Cloth/rubber insulation often cracked or missing
  • Typically 60-amp service (modern homes need 100–200 amp)
  • Cannot safely support modern electrical loads
  • Many BC insurers refuse coverage or charge 30–50% premium surcharge
