Coquitlam Basement Suite + Laneway Home — Dual Suite Project

This Coquitlam project is one of VGC's most comprehensive — we added both a legal basement suite to the main home and a new detached laneway home at the rear of the lot. The clients wanted to maximise rental income from their 7,200 sq ft Coquitlam lot.

Phase 1 (Basement Suite): 900 sq ft 2-bedroom legal suite with separate entrance, full kitchen, and in-suite laundry. Phase 2 (Laneway Home): 560 sq ft 1-bedroom detached laneway home at the rear of the lot. Both permitted with City of Coquitlam. Combined rental income: $4,400/month. Total project cost (both phases): $385,000 fixed. Timeline: Phase 1 = 11 weeks, Phase 2 = 24 weeks (concurrent after Phase 1 rough-in).
