The Challenge

The 1962 rancher’s foundation was assessed by a structural engineer as adequate for the additional load with minimal reinforcement. The main challenge was the existing vaulted ceiling in the living room — it needed to be replaced with a flat structural system to carry the second floor loads without reducing ceiling height below acceptable levels.

The Outcome

The family went from a 3-bedroom, 1-bathroom rancher to a 5-bedroom, 3-bathroom home with a proper master ensuite — without moving from the Langley neighbourhood they’d lived in for 20 years. Post-addition appraised value: $1.48M vs. $980K pre-addition.
