New Westminster Character Home Renovation — 1910 Craftsman Bungalow

This New Westminster project involved the sympathetic renovation of a 1910 craftsman bungalow in the Queen's Park heritage conservation area. The clients — a heritage-conscious couple — wanted modern mechanical systems and functional kitchen/bathrooms while preserving the home's original character details.

VGC replaced knob-and-tube wiring throughout, upgraded the plumbing stack and fixtures, renovated the kitchen (period-appropriate shaker cabinets, marble countertops, farmhouse sink), renovated both bathrooms with heritage tile patterns and pedestal sinks, and added a legal basement suite with a separate entrance. City of New Westminster permits and heritage review managed by VGC. Total fixed price: $165,000. Timeline: 13 weeks.
