Surrey Second-Storey Addition — Rancher to Two-Storey Conversion

This Surrey project involved adding a full second storey to an existing 1,100 sq ft single-storey rancher in the Fleetwood area. The clients — a growing family — needed additional bedrooms without moving or purchasing a larger home at current market prices.

VGC managed all engineering (structural drawings, engineer of record), City of Surrey permit applications, temporary weatherproofing during construction, and all framing, roofing, mechanical extension, electrical, insulation, and finishing on the new upper floor. The addition added 950 sq ft — 3 bedrooms and 2 bathrooms. Fixed price: $215,000. Timeline: 16 weeks.
