A well-written renovation contract protects both parties. In BC, renovation contracts over $1,000 are governed by the Business Practices and Consumer Protection Act (BPCPA). This guide covers every clause you need.
Required Information Under BPCPA
- Contractor’s full legal name, business address, and contact information
- BC business registration number
- WorkSafeBC account number
- Complete description of services to be performed
- Total price (or fair estimate if not a fixed price)
- Payment schedule
- Start date and substantial completion date
- Consumer’s name and address
- Date of contract
Additional Clauses to Negotiate
Change Order Process
All changes to scope must be in writing, signed by both parties, before work proceeds. Include: pricing basis for changes (cost-plus markup %, or fixed price), maximum time to quote a change order request (typically 48–72 hours).
Warranty Terms
Specify minimum warranty periods: 1-year workmanship, 2-year mechanical/envelope (if applicable), 5-year structural. Note that BC’s Homeowner Protection Act 2-5-10 warranty applies to new homes — for renovations, contractual warranties are your protection.
Dispute Resolution
Include a clause providing for dispute resolution through BC’s Civil Resolution Tribunal before litigation — significantly less expensive for both parties.
