What Affects Renovation Costs in Vancouver?

  • Finish level — materials account for 35–50% of total project cost. Premium stone, custom cabinetry, and European fixtures add significantly vs. standard materials.
  • Home age — pre-1970 homes frequently require unexpected upgrades: knob-and-tube wiring, galvanized plumbing, inadequate insulation, or asbestos abatement. These add 10–30% to base cost.
  • Heritage designation — Heritage Alteration Permits add cost and time. Heritage-designated homes in Vancouver can add $15,000–$40,000 in documentation and specialist requirements.
  • City / municipality — labour rates and permit fees vary across Metro Vancouver. West Vancouver and Vancouver proper run 5–15% above Surrey and Langley for equivalent scopes.
