Tax Credits for Accessibility Renovations in BC
Several federal and provincial programs provide tax relief for BC homeowners undertaking accessibility renovations for seniors or persons with disabilities.
BC Home Renovation Tax Credit (HRTC)
- Who qualifies: BC residents who are 65+ or have a disability, OR households with a qualifying family member
- Credit amount: 10% of eligible expenses, maximum $10,000 in eligible expenses = $1,000 refundable credit
- Eligible work: Accessibility features — grab bars, ramps, walk-in showers, wider doorways, stair lifts, handrails
- Claim on: BC provincial tax return (Schedule BC(S12))
Federal Home Accessibility Tax Credit (HATC)
- Who qualifies: Individuals 65+ or those eligible for the Disability Tax Credit
- Credit amount: 15% non-refundable credit on up to $20,000 of eligible expenses = up to $3,000 credit
- Eligible work: Similar to BC HRTC — accessibility and safety features
- Claim on: Federal T1 return (Line 31285)
Stacking Both Credits
A BC homeowner who qualifies for both programs can claim up to $4,000 in combined tax credits on $20,000+ in eligible accessibility renovation expenses. Keep all receipts and contractor invoices.
