Renovation Insurance Guide for BC Homeowners: What You Need to Know
Is Your Home Insured During a Renovation?
Many BC homeowners don’t realize that a standard home insurance policy may not cover losses during major renovations. In some cases, your coverage is automatically suspended when construction exceeds certain thresholds — leaving you exposed to fire, theft, and liability risks during your renovation.
When Standard Home Insurance May Not Cover You
- The home is vacant for more than 30 consecutive days
- The renovation involves structural changes, additions, or major systems work
- The total project cost exceeds 25–30% of the home’s insured value
- The home is uninhabitable during construction
Coverage You Need for a Major Renovation
Course of Construction (COC) Insurance
Also called Builder’s Risk insurance, COC covers the structure and materials during construction against fire, vandalism, theft, and weather events. Cost: approximately 1–2% of project value annually ($500–$2,500/year for a $100,000 renovation).
Contractor Liability Insurance
Your contractor should carry minimum $2M commercial general liability. Request a Certificate of Insurance naming you as an additional insured. This covers accidents on your property during construction.
Renovation Rider / Endorsement
Some insurers offer a renovation endorsement to your existing policy for projects under $50,000 that don’t require full COC insurance. Call your broker before starting any renovation — they can advise on what your current policy covers and what you need to add.
WorkSafeBC vs. Liability Insurance
These are separate and both required. WorkSafeBC (WCB) covers contractor employees for workplace injuries. Liability insurance covers damage to your property or third-party claims. A contractor without WorkSafeBC coverage can expose you to injury claims from their workers.
