Insurance During Renovation in BC
Renovation changes your home insurance risk profile significantly. Failing to notify your insurer before major renovations can result in voided coverage at the worst possible time.
Homeowner’s Insurance Obligations
Most BC home insurance policies require:
- Notifying insurer before starting major renovations
- Maintaining continuous occupancy (vacancy during renovation can void coverage)
- Ensuring contractor has their own insurance and WorkSafeBC coverage
Builder’s Risk Insurance
For major renovations (typically $50,000+), a Builder’s Risk policy provides coverage for:
- Materials on-site (theft, damage)
- Work-in-progress (fire, storm damage)
- Temporary structures
Cost: 0.5–2% of construction value per year.
Contractor Insurance Requirements
Require your GC to provide:
- Commercial General Liability (CGL): Minimum $2M coverage in BC
- WorkSafeBC clearance: Confirms they’re registered and premiums are current
- Commercial auto: For work vehicles on your property
What’s NOT Covered During Renovation
Standard homeowner’s policies typically exclude:
- Damage caused by the renovation contractor’s work
- Vacant home after 30 days (vacant home rider needed)
- Tools and equipment belonging to contractors
