Thousands of Vancouver homes were built in the 1920s, 1930s, and 1940s — in neighbourhoods like Grandview-Woodland, Cedar Cottage, Hastings Sunrise, and Marpole. These homes have tremendous character but require systematic upgrades.

Priority Upgrades for Pre-War Vancouver Homes

Electrical (Most Critical)

Pre-war homes almost universally have knob-and-tube wiring. Panel is typically 60A. Both require upgrading:

  • Panel upgrade: $3,500–$6,500
  • Full rewire: $14,000–$25,000

Plumbing

Original lead supply lines (pre-1950s) or galvanized steel require replacement:

  • Lead to copper/PEX repipe: $12,000–$22,000

Insulation

Most pre-war Vancouver homes have R-7 or less in walls and R-12 in attics. Upgrading dramatically improves comfort:

  • Attic top-up to R-40: $2,000–$4,000
  • Wall injection insulation: $5,000–$12,000

Foundation

Post-and-pad foundations common in pre-war East Van. May need concrete perimeter replacement or steel reinforcement. Cost: $30,000–$80,000.
