Even when hiring a general contractor, being an engaged project manager improves outcomes. Vancouver renovations are complex — multiple trades, permit inspections, and long lead times for materials require coordination. Here’s how to stay in control without micromanaging.

Before Construction Starts

• Finalize all selections before demo day: Every delayed decision adds cost. Cabinets take 4–12 weeks to arrive. Order everything before the first nail is pulled.
• Create a project folder: Keep all contracts, permits, change orders, receipts, and communication in one place. Digital (Google Drive) or physical — just keep it organized.
• Establish communication protocols: Agree on how you’ll communicate (text, email, weekly site visit) and expected response times. Miscommunication is a top cause of disputes.

During Construction

• Document everything: Take daily photos. Date-stamp them. This protects you if disputes arise about what was completed before walls were closed.
• Do a milestone walk-through before closing walls: Walk the rough-in stage with your contractor before drywall goes up. This is your last chance to see the guts of the renovation.
• Track change orders immediately: Every verbal “yes” to a change must become a written change order by end of day. Disputes over verbal approvals are the #1 cause of renovation litigation in BC.

Managing Permit Inspections

Know when inspections are required (typically: rough framing, rough plumbing, rough electrical, insulation, final). Your contractor should be scheduling these — but knowing the sequence means you can ask the right questions about project progress.
