The 10 Phases of a Vancouver Home Renovation
Understanding how a renovation unfolds helps homeowners set realistic expectations, plan their schedule, and communicate effectively with their contractor.
Phase 1: Pre-Construction
Finalize drawings, pull permits, order materials with long lead times. Duration: 4–12 weeks.
Phase 2: Site Preparation & Protection
Protect finished areas, set up temporary living arrangements, establish site safety. Duration: 1 day.
Phase 3: Demolition
Remove existing finishes, walls, fixtures. Hazmat testing if pre-1990 home. Duration: 1–5 days.
Phase 4: Rough Structural
Framing for new walls, beams installed, openings cut. Duration: 3–10 days.
Phase 5: Rough Mechanical (Plumbing & Electrical)
New pipes and wires run before walls close. City rough-in inspections required. Duration: 5–14 days.
Phase 6: Insulation & Vapour Barrier
Insulation installed, vapour barrier applied where required. Insulation inspection. Duration: 2–4 days.
Phase 7: Drywall
Hang, tape, mud, sand, prime walls and ceiling. Duration: 7–14 days.
Phase 8: Finishing Work
Flooring, cabinets, tile, paint, trim. Longest and most visible phase. Duration: 2–6 weeks.
Phase 9: Fixture & Appliance Installation
Install all plumbing fixtures, electrical fixtures, appliances. Duration: 3–7 days.
Phase 10: Final Inspection & Closeout
City final inspection, deficiency resolution, permit closed. Duration: 1–2 weeks.
