Renovation Tax Benefits Available to Canadian Homeowners in 2026

While pure renovation expenses are not tax-deductible for principal residences, several government programs provide tax credits and rebates for eligible renovations. Knowing what’s available reduces your net renovation cost.

Federal Tax Credits and Grants

• Home Accessibility Tax Credit (HATC): 15% non-refundable credit on up to $20,000 of eligible accessibility renovation expenses ($3,000 max credit). Available to Canadians 65+ or those eligible for the disability tax credit.
• Canada Greener Homes Grant: Up to $5,600 for eligible energy retrofits. Requires pre and post EnerGuide evaluation. Applications: check current program status at nrcan.gc.ca.
• Canada Greener Homes Loan: 0% interest loans up to $40,000 for comprehensive energy retrofits (Canadian homeowners, owner-occupied).

BC Provincial Programs

• BC Seniors Home Renovation Tax Credit: 10% credit on up to $10,000 of eligible expenses ($1,000 max) for BC residents 65+. Claimed on provincial tax return.
• CleanBC Better Homes rebates: Not tax credits — direct rebates for heat pumps, insulation, windows, and EV chargers. Up to $6,000 for heat pump.

When Renovations ARE Deductible

• Rental properties: Maintenance and repair expenses are fully deductible. Capital improvements are added to Adjusted Cost Base.
• Home office: Proportional renovation costs for a dedicated home office may be deductible for self-employed individuals.
• Capital Cost Allowance: Landlords can claim CCA on eligible improvement costs over time.
