Renovation Warranties in BC: What You’re Entitled To 2025
Renovation Warranties in British Columbia
BC homeowners have strong warranty protections for renovation work. Understanding your rights helps you hold contractors accountable and protect your investment.
Statutory Warranty Under BC’s Homeowner Protection Act
The Homeowner Protection Act (HPA) applies to new construction, not renovations. However, BC’s Sale of Goods Act and implied warranties under contract law protect renovation clients.
What Contractors Must Warrant
- Workmanship: Work must meet BC Building Code standards and industry standards
- Materials: Materials must be of acceptable quality and fit for purpose
- Completion: Work must match the contracted scope
Typical Warranty Periods
| Item | Industry Standard |
|---|---|
| Labour / workmanship | 1–2 years |
| Roofing materials | 25–50 years (manufacturer) |
| Windows and doors | 5–15 years (manufacturer) |
| Appliances | 1–5 years (manufacturer) |
| Plumbing and electrical | 1 year workmanship |
VGC Warranty

What To Do If There’s a Defect
- Document the defect with photos and written description
- Notify contractor in writing (email creates a paper trail)
- Allow reasonable time to remedy (typically 30 days)
- If unresolved, file with Consumer Protection BC or pursue Small Claims Court
