Secondary Suites in Richmond

The City of Richmond allows secondary suites and coach houses in most single-family zones. Recent policy changes have expanded options to include garden suites and detached garden suites (coach houses).

Richmond Secondary Suite Rules

• Zones: RS1, RS2/E, RS2/F, RS3, RS3/A, and most residential designations
• Maximum size: 90 sq m (968 sq ft)
• Maximum height (suite): Must fit within existing structure
• Separate entrance: Required (not through main unit)

Garden Suite (Detached) Rules

• Maximum 484 sq ft (45 sq m) in most zones
• Single-storey only
• Must be in rear yard
• Owner-occupancy required for principal dwelling
