Renovating in a BC Strata: What the Rules Say
Over 1.5 million British Columbians live in strata properties — condos, townhomes, and duplexes governed by the Strata Property Act. Understanding renovation rules before starting any project can save you from costly stop-work orders, legal disputes, and mandatory restoration.
What Typically Requires Strata Approval
- Any structural changes: Removing or altering walls, opening ceilings, modifying load-bearing elements
- Flooring changes: Most strata bylaws require approval for hard flooring (tile, hardwood, LVP) due to sound transmission to units below
- Plumbing and mechanical: Moving fixtures, adding bathrooms, HVAC changes
- Electrical: Panel upgrades, adding circuits
- Any work affecting common property or limited common property
- Alterations visible from exterior
The Alteration Agreement Process
Most strata corporations require a formal Alteration Agreement before approving significant renovations. This document typically requires: scope of work with drawings, contractor’s WorkSafeBC certificate and liability insurance, timeline, and agreement to restore any damage to common property.
Strata Approval Timeline
Strata council meetings are often monthly. Submit your alteration request at least 4–6 weeks before your planned start date. Some strata require the request go before all owners at an annual or special general meeting — adding 2–4 months. Factor this into your renovation schedule.
What Strata Cannot Prevent
Strata bylaws cannot be “significantly unfair” under the SPA. Cosmetic changes within your strata lot that don’t affect common property or other owners are generally permissible without approval — repainting interior walls, replacing appliances, and minor fixture upgrades typically don’t require formal approval.
