Sunroom Addition Cost Vancouver: 3-Season & 4-Season 2025

Sunroom Additions in Metro Vancouver

Sunroom additions are popular in Vancouver for enjoying the outdoors year-round despite our rainy season. Costs range from $25,000 for a basic 3-season enclosure to $120,000+ for a fully conditioned 4-season room.

Types of Sunrooms

3-Season Sunroom

Enclosed with glass and screens, not conditioned. Works during spring, summer, and fall. Lower cost but limited winter use.

  • Cost: $25,000–$55,000 (200 sq ft typical)

4-Season Sunroom (Conditioned Addition)

Fully insulated with heating and cooling. Functions as a year-round family room or dining room.

  • Cost: $60,000–$120,000+ (200 sq ft)

Conservatory (All-Glass Roof)

Traditional all-glass structure. Premium aesthetics, higher maintenance, and significant heat gain/loss to manage.

  • Cost: $80,000–$180,000+

Cost per Square Foot

Type Cost/sq ft
3-season patio enclosure $150–$300/sq ft
4-season conditioned addition $350–$550/sq ft
Conservatory $450–$800/sq ft

Permit Requirements

Any permanent addition in Metro Vancouver requires a building permit. 3-season rooms attached to the house are considered additions. 4-season rooms must meet current BC Building Code energy requirements (Step Code 3).
