The City of Surrey permits laneway homes (called detached accessory dwelling units) in many residential zones, particularly in Fraser Heights, Fleetwood, and South Surrey. Surrey’s large lots make laneway construction more feasible than in Vancouver.

- Maximum floor area: 70 sq m (753 sq ft)
- Maximum height: 6.0m (less in some zones)
- Required setbacks: 1.0m from lane, 1.2m from side lot lines
- Parking: 1 space for laneway unit
