What Is Basement Underpinning?
Underpinning is the process of deepening a basement to add ceiling height — typically from a cramped 6’0″ or lower to a fully comfortable 8’0″+. In Metro Vancouver, many older homes (especially Vancouver Specials, bungalows, and post-war homes) have basements that are too low for comfortable habitation or suite development.
Underpinning vs. Benching
Two methods exist for lowering a basement floor:
- Underpinning (traditional): The existing foundation is progressively deepened in sections. More invasive but provides full-height perimeter. Cost: $300–$600/linear foot of foundation wall.
- Benching: Concrete is removed from the floor interior only, leaving a “bench” of existing footing perimeter. Less invasive, lower cost, but reduces usable floor area. Cost: $150–$300/linear foot of bench perimeter.
