Simple permits include: bathroom renovations, kitchen renovations (no structural), secondary suite additions (no structural), flooring, and cosmetic changes requiring a permit.

Complex permits include: laneway home construction, secondary suites with structural changes, home additions, load-bearing wall removal, secondary suite with egress window additions, and new plumbing stack installations.

Custom homes / major renovations include: new custom home builds, whole-home teardown-rebuilds, and complex addition projects requiring full architectural drawings and engineer of record.

Tips for Faster Permit Processing

  • Submit a complete application the first time. Incomplete applications are returned — this is the single biggest cause of permit delays. VGC reviews applications before submission to ensure completeness.
  • Use professional drawings. Hand-drawn or incomplete drawings are frequently rejected. Permit-ready drawings from a licensed designer or architect speed processing significantly.
  • Book early for summer. May–September is the busiest permit season across all Metro Vancouver municipalities. Applications submitted in January–March receive faster processing.
  • Concurrent submissions for complex projects. For projects requiring both a building permit and sub-permits (electrical, plumbing, mechanical), submit all concurrently to reduce total timeline.
