We’ve aggregated cost data from 85 projects completed in the 12 months ending February 2026 across kitchen, bathroom, basement suite, laneway home, addition, and whole-home categories. All figures are inclusive of materials, labour, permit fees, and applicable taxes.

- Partial development → legal suite: $55,000–$85,000
- Suite with egress window additions (included): Add $4,000–$9,000 per window

Based on 12 completed laneway home projects in Metro Vancouver:
- 400–500 sq ft (1-bed, standard): $255,000–$295,000
- 550–700 sq ft (1-bed, premium): $305,000–$355,000
- 700–900 sq ft (2-bed, standard): $340,000–$395,000
- 700–900 sq ft (2-bed, premium): $390,000–$455,000
- Average timeline: 26.3 weeks from permit submission to occupancy
Home Addition Costs Vancouver 2026
- Rear room addition (200–400 sq ft): $95,000–$165,000
- Second-storey addition (full): $155,000–$320,000
- Master suite addition: $120,000–$210,000

Whole-Home Renovation Costs Vancouver 2026

Cost Trends: 2025 vs. 2026
Renovation costs in Metro Vancouver increased approximately 4.8% year-over-year from 2025 to 2026, driven primarily by labour cost increases (approximately 6.2% for skilled trades) partially offset by materials cost stabilisation following the supply chain disruptions of 2022–2024. The increase closely tracks BC’s CPI for construction (4.3% YoY as of February 2026).
