Renovation Terms and Definitions for Vancouver Homeowners
Renovation projects come with a vocabulary that can be confusing for homeowners. This glossary explains the most common terms used in Metro Vancouver renovation contracts, permits, and discussions.
A–C
- Allowance: A budget estimate in a contract for items not yet selected (e.g., “tile allowance: $15/sq ft”)
- As-built drawings: Drawings showing what was actually constructed (as opposed to design drawings)
- Change order: Written authorization to change scope, cost, or timeline from the original contract
- Contingency: Reserve budget (typically 10–15%) for unexpected costs
D–G
- Deficiency: Incomplete or substandard work at project closeout
- Demo: Demolition — removing existing materials before new construction
- Fixed-price contract: Contract with one total price for a defined scope
- FSR (Floor Space Ratio): Ratio of total floor area to lot area — limits how large a building can be
- GC (General Contractor): Main contractor who manages subcontractors
- Gross floor area (GFA): Total interior floor area including all levels
H–P
- Holdback: 10% of contract value withheld per BC Builders Lien Act until lien period expires
- LVL (Laminated Veneer Lumber): Engineered beam used to span openings (replacing walls)
- Permit: Official city authorization to proceed with regulated construction work
- Plan check: City review of permit application drawings before permit issuance
- Punch list: See “deficiency list”
R–Z
- Rough-in: Installation of pipes, wires, and ducts before walls are closed
- Scope: The complete description of what is included in a renovation project
- Substantial completion: When the project is sufficiently complete for its intended use (triggers lien period)
- T&M (Time and Materials): Cost-plus contract where you pay actual labour + materials + markup
- Variance: Permission to deviate from zoning bylaws (requires application to municipality)
