What We Assess in a Pre-Renovation Visit
1. Structural Conditions
We check foundation type (concrete, wood, pier), bearing wall locations, beam spans, and any visible structural issues. A kitchen renovation that requires opening a wall to create an open concept requires confirming that wall is non-structural or engineering a beam solution. Discovering this on demo day adds cost and delay; discovering it during assessment means it’s in the quote.
2. Electrical Panel and Wiring
We note panel amperage, available breaker capacity, wiring type (copper vs. aluminum vs. knob-and-tube). A kitchen renovation needs a dedicated circuit for each major appliance. A 60A panel in a 1950s house cannot support a modern kitchen — panel upgrade is a prerequisite, not a change order surprise.
3. Plumbing Drain and Supply Lines
We trace existing drain locations (critical for basement suites and bathroom additions), assess pipe material (copper, PVC, galvanized, cast iron), and check for shut-off valve accessibility. Moving a drain across a concrete floor is a $2,000–$5,000 item that needs to be in the quote, not a surprise after demo.
4. Ventilation and HVAC
