In British Columbia, new homes are protected under the 2/5/10 Home Warranty, mandated by the Homeowner Protection Act. This comprehensive warranty provides peace of mind by ensuring high-quality construction and coverage against defects. Here’s a breakdown of what it includes:
Year 1: Includes defects in labor and materials for most parts of the home, such as walls, flooring, and fixtures.
Year 2: Focuses on defects related to mechanical systems like plumbing, electrical, and heating, as well as exterior cladding and windows.
The warranty offers protection against defects in the building envelope for five years. This includes issues with walls, roofs, or windows that could lead to water penetration and compromise the structural integrity of your home.
Structural defects are covered for ten years. This includes issues that could affect the home’s load-bearing components, such as the foundation, framing, or structural walls.
The 2/5/10 warranty ensures that homeowners can enjoy their new property with confidence, knowing that builders are held to high construction standards. Builders in BC are required to enroll new homes in a third-party warranty program, giving buyers added security.

Every municipality is different from what they need for permits and how long it takes to issue them. Most municipalities are working towards being more efficient, and usually take 6-8 months to issue a permit.
